Create an Account:
How do I create an account? The process for creating an account is straight forward. Just click the Advertise tab at the top of the page and this will take you to the advertisers section where you can view the advertisers' rate card and options. Once you have decided which option you require you can follow the online instructions to create your own account, which will give you complete control to add, edit and manage your property portfolio online.
Create an Advertisement:
How do I create my property advertisement? You create and view your property advertisement by using the online "advertisement builder". This can be accessed through your own, password protected administration area, where you can create and manage all your property details. From here you are able to create new property advertisements, modify existing ones, add new photographs, update pricing and very importantly, maintain an availability calendar. In the password protected administration area you are able to make up and proof your advertisement to ensure you are entirely happy with it before you request it to be added to the live site. Basic text details are added first, after which photographs and availability can be added.
Photographs:
How do I add photographs? Adding photographs to your property advertisement is quite a simple process. If you have photos stored in a digital format on your computer, the letsbookaholiday.com system allows you to add them through the administration area. Simply click on the "add photograph" link and you will be asked to select the relevant photograph on your computer and then to click the "upload" button to send the photo to letsbookaholiday.com. Once we have your photographs we will check them for quality etc and approve them prior to it going live on the site.
What if I don't have digital photographs? We appreciate that not everybody has access to digital photographs and therefore your may send good quality photographs in the post. Please put the property reference number on the back of each photo and if you would like us to return your photographs please include a stamped addressed envelope. We will scan the photographs and have them added to your property listing. The photo must be smaller than 500kb in size N.B. Scanned images may not reproduce as well as the original digital image.
How many photographs can I use? You can add up to eight different photographs of your property for the main details page and one initial view photograph for the summary results page. Ideally the initial view photograph should be an outside view of the property, taken to portray it in the best light i.e. quality view and a nice sunny day. Remember first impressions are important as this will prompt the holidaymaker to explore further! Property owners will often use the same initial view photograph as one of the detailed images as well.
Can I add comments to the photographs? Yes, all you need to do is decide what the descriptive comment should be (no more than 25 characters) then just type it in the caption box above each picture and click the "update" button, this will automatically display the details on your photographs within the main details page.
Availability Calendar:
Why do I need to keep my "Availability Calendar" up to date? It is very important to the success of your property letting that you keep your Availability Calendar current for the following reasons. Firstly, as the search criteria filters on property availability, you are more likely to only receive booking enquiries for weeks that are genuinely available, thus saving you the time and trouble of replying to the many requests for weeks that are not available. Another important consideration is your property ranking. Your ranking in the summary results page is also influenced by the frequency with which you update your "Availability Calendar" as the system sorts both on this and a daily randomise function. So in simple terms, updating your "Availability Calendar" will help maximise your position in the directory and therefore help increase your visibility and booking enquiries.
How do I update the "Availability Calendar"?
When you click the "Update Availability" button in the owner's administration area you will be directed to a calendar page. Simply click on the day of arrival and then click on the day of the last night of the stay. For example, if the departure day is Saturday, then click on the Friday as being the last night of the stay. So for a Saturday arrival and a Saturday departure, you should first click on the Saturday and then on the Friday.
When you have clicked the two dates an Update button will appear at the bottom of the page. Simple click this button to save your changes. Repeat the process as often as needed and then click the Completed button to return to the main administration area.
Is there a "Special Offers" section? Yes. It's very easy to use and is accessed via the main "Administration Area". It's there to help you fill those last minute cancellations or just maximise your short-term rental income. It will feature on the homepage, so if you have any last minutes offers to make, this is the place to be.
General Questions:
How long will it take for my advertisement to go live? We will endeavour to approve your advert within 24 hours although this will take longer over a weekend.
Can I change my advertisement when I want? Yes you can! At any time of the day or night you can log into your personal account and edit details relating to yourself or your property. Once the change is made it will again go through our approval procedure to ensure quality and suitability. On approval the changes will be reflected within your advertisement.
How will I be informed of booking enquiries?
The holidaymaker will contact you directly, either by email or by telephone. If by email, the request will follow a standard format and the email subject will read as follows: contact from letsbookaholiday.com The email will be sent to the address listed in the Owner Account details.
If you are contacted by telephone we would ask that you ask where the prospective holidaymaker obtained your details. This will help you to assess the success of the site and the return on your investment.
I've forgotten my password, what can I do? Don't worry, simply click on the appropriate link on the Owner's Login page and we'll email you the details by return.
Why is my region/area not listed? We try to ensure that the site lists and promotes those areas of the world that home owners and holidaymakers require, however, if we have missed somewhere and you would like us to add it, then let us know via e mail and we'll do our best to include it.
Will I need training on how to use the system? No. The system is very straight forward and guides you through each process to help you manage your property details easily and effectively.
Can I have my property featured on the home page? Yes. This is a very popular facility which is designed to give even greater exposure to your property. The facility works on a revolving prominence basis, where your property would regularly feature on the front page of the site, with links through to your full details page.
Can I have a link to my own website from the letsbookaholiday.com site? We understand some owners would like a hyperlink to their own websites, however it should be noted that this makes it difficult for us to track the effectiveness of our site (we are unable to monitor the activity / booking requests for this facility). That said, we do recognise this need and therefore offer the facility as an additional option to our standard rates. A link to your own website is charged at £20 per property.
What does it cost? A lot less than you might think! Our aim is to provide true value for money and deliver the right results for you the property owner without breaking the bank. Our rate card outlines the standard advertising charges which you will see are a lot less than other forms of media. Don't forget also that this is not just for one insertion or even a run of weeks it is for a minimum of 1 year, and very often longer (when special offers apply). The prices quoted above in US Dollar ($) and Euros () are approximate equivalents of the British Pounds (£) at the following rates £1 = €1.50 and £1 = $1.75. Please add VAT to £ Prices (UK Only)
VAT is charged for UK and for other European residents where the property letting is not run as a registered business. A tax number must be provided from those owners who are residents in Europe to be VAT exempt.
Are there any special advertising deals for owners? Yes there are. From time to time we run special promotions which allow owners to advertise their properties on the site and take advantage of offers such as reduced rates, special campaigns, extended periods, feature listings etc. These special promotions will feature on the home page of the site and we will also send out e mail notifications to those owners who have registered on our database.
How do I pay? There are generally two ways you can pay for your advertising which are very simple to use.
Credit / Debit Card - This method allows you to telephone, fax or email us with your card details and we will process them via our Lloyds TSB merchant account. On completion of the transaction we will change the status of your property to "paid" and it will remain live on the site for the agreed period.
Cheques - We accept cheques in British Pounds drawn on a UK Bank. Cheques should be made payable to "Places in the Sun Limited*". Please send cheques to:

Marketing:
What site marketing will you be doing?
We believe that web site marketing is essential if you are to get yourself noticed and deliver the right results. That is why we are not just relying on search engine optimisation (although we are doing this as well) to drive the site traffic. Currently many web sites rely heavily on site optimisation as a way of gaining exposure, however what happens to the many millions of people who don.t use the web regularly; or at all, but still holiday in privately owned properties?
To supplement our web site optimisation we are also using more traditional means to get the name awareness and results. Below is a list of activities already underway.
